For a few reasons — including their large capacity, the natural compaction that occurs within them, and their lack of bulky infrastructure — Molok® Deep Collection™ containers require a much smaller installation footprint than alternatives.     Opportunity cost is the loss of potential gain from other alternatives when one alternative is chosen. For example, bulky containers and long access laneways often mean that the prime real estate adjacent to facilities goes largely to waste (pun intended); by adopting a much more space-efficient waste management solution, businesses can grow revenue by attracting and accommodating more customers.

    Consider how many times you’ve approached a business only to see that the parking lot is full. Do you want to deal with waiting for a spot to open up, or maybe driving some distance away and then walking back? Or maybe you simply keep driving and go someplace else. Every time someone chooses the second option, the business misses out on a potential customer — and even adding only a few more spots could make a meaningful difference, especially for low-margin businesses like restaurants and cafés.

    But parking isn’t the only alternative use. For example, eateries can also repurpose space to introduce outdoor amenities like patios, which draw in customers and increase the facility’s seating capacity.

    Increasing property values

    The COVID-19 pandemic highlighted the importance — and value — of outdoor spaces. Almost overnight, a facility owners and other stakeholders recognized the importance of outdoor amenities like patios and park-space. Properties that already had such spaces saw their value increase, properties lacking such spaces often underwent rapid makeovers and retrofits, and architects came under pressure to incorporate functional outdoor amenities into their designs.

    But including outdoor amenities is only one way to increase property values; another way is to accommodate a higher functional square footage within the building — and one way to do that is to render climate-controlled rooms unnecessary.

    There are two main reasons why many jurisdictions initially required these rooms:

       

        1. Safety: Keeping waste in a locked room is preferable versus having it stored outside, where dumpsters and carts can create unsafe conditions, attract unwanted visitors, cause public messes, etc.

        1. Cleanliness: Climate-controlled rooms are kept cooler than the outdoor air temperature in warmer months, which helps to control the decay and decomposition that causes waste to smell.

      In other words, these rooms are direct responses to the shortcomings of traditional waste management solutions like dumpsters and carts. Crucially, Molok® containers don’t have these shortcomings, because they’re much safer and much cleaner (including from an odor perspective) than alternatives.

      As a result, many jurisdictions now recognize that facilities that use Molok® containers don’t need climate-controlled rooms — and dropping this requirement means that architects are free to use that space for other purposes, which ultimately increasing the value of the property.
